How This List Was Put Together
Grandeur Hills Group is listed first because this is the firm's own website. The other nine firms are in no particular order, and nothing here ranks them. Every fact about another firm comes from that firm's own website as read in September 2026. We have not verified those statements, and a site may have changed since then.
Three criteria were used to select the firms:
- Based in New York City, with an office in Manhattan or Brooklyn.
- High-end residential work: apartments, townhouses, co-ops, and condos.
- A public website that states what the firm does, so that a reader can check each entry.
The Ten Firms
1. Grandeur Hills Group
Grandeur Hills Group is a family-owned general contractor, architect, and design-build firm with its office in Manhattan. The firm does high-end residential renovation: apartment renovation in co-ops and condos, townhouse and brownstone renovation, whole-home remodels, kitchens and bathrooms, and custom millwork. It works in Manhattan, Brooklyn, Queens, the Bronx, Staten Island, Westchester, Long Island, and the Hamptons. Architecture, interior design, and construction are handled by one team, and the alteration agreement, the DOB filing, and the building's rules are managed as part of the work.
2. SilverLining Inc.
SilverLining Inc. has its office on the Upper West Side. The firm describes itself as a general contracting and construction management firm for high-end residential work, including ground-up construction, renovations, and townhouses. Its website emphasises an in-house millwork and cabinet shop, in-house carpentry and painting divisions, and a service department for work after completion. The firm builds with the client's own design team.
3. Taconic Builders
Taconic Builders has its office in Midtown. How to Use This List
Before you sign with any of these firms, including us, do the following.
- Check the licence and insurance. A home improvement contractor in New York City must hold a licence from the Department of Consumer and Worker Protection, and the Department of Buildings keeps records of the contractors and permits on each job. Ask for the licence number and the insurance certificates and check them yourself.
- Get the building's alteration agreement early. In a co-op or condo it sets the insurance limits, the work hours, and the review process, and it can rule out parts of a plan before a contractor is chosen. Our guide to co-op and condo approval explains what it usually contains.
- Ask who runs the job day to day. The person who presents the proposal is often not the person who will be on site. Ask for the name of the project manager or superintendent and how often that person will be there.
- Get the scope in writing. Compare bids on the same drawings and the same finish schedule, with allowances and exclusions listed. A bid without a written scope cannot be compared with anything.
These checks matter most on a full gut renovation or a kitchen remodel, because those jobs involve the most trades, inspections, and building review.
What to Ask Before You Start
- Which licence does the firm hold, and can I check the number with the Department of Consumer and Worker Protection?
- Who will be on site every day, and who do I call when that person is not there?
- Has the firm worked in a building with an alteration agreement like mine, and can it show the approved package from a similar job?
- Does the firm provide design, or does it build to my architect's drawings, and how are changes to the drawings priced?
- Which trades are in-house and which are subcontracted, and are the plumber and the electrician licensed?
- How will the building's work hours and the DOB inspection sequence affect the schedule?
